The modernization, infrastructure upgrade and fit out of a 1915 residential building to become commercial offices. Other uses include two restaurants, a bookstore and a residential unit.

Work included 100{93ca1de967b9eb079dcd496c16ca4a02abe3555abfc6a10ad0e11167472dd3cd} new buildings systems and complying with strict Landmarks Preservation Committee requirements.

Heating, ventilation and air conditioning systems include a condenser water system for the office core and restaurants,  and Variable Refrigerant Flow systems for individual offices.

All new electrical systems with both diesel emergency generators and natural gas stand-by generators, plumbing systems, combined fire sprinkler and fire standpipe system, and complete fire alarm.
